Seller's inspection

Pre-listing inspection for sellers

See your house the way a buyer's inspector will, before it goes on the market, so there's time to repair, get bids or plan your disclosures on your own schedule.

Who it's for

You're getting ready to sell and would rather learn about the roof, the crawlspace or the electrical panel now than in the middle of escrow.

It's the same standard visual inspection a buyer would order. The difference is that you're the client and the report is yours.

Honest notes

A pre-listing report doesn't replace the buyer's own inspection. Most buyers still order one, and that's their right.

What to repair, credit or disclose is a decision for you and your agent. The report describes the house; it doesn't give legal or real estate advice.

Home inspections follow the InterNACHI Standards of Practice: a visual, non-invasive look at the readily accessible parts of the house.

Questions

Will buyers still get their own inspection?

Usually, yes. A pre-listing inspection doesn't stop that. It means fewer surprises when their report comes back.

Should I fix everything in the report before listing?

Not necessarily. Some sellers repair, some get bids and adjust the price, some disclose and sell as is. Talk it through with your agent.

Can I share the report with buyers?

That's up to you. Many sellers share it with their agent first and decide from there.
